Twice the reach,
without paying for it.

The starting point

A catalogue
that became a magazine.

The feed had product but no system: every piece solved its own format. We built a grid — location pill, price always in the same place, editorial covers for the podcast — and the profile became readable at a glance.

The real map
of reach.

Each plot takes up the space its reach earns it. The Facebook group is two thirds of the operation — and it was the channel getting the least attention.

A sleeping forum
that woke up.

A group for buying and selling land and rural estates. The community already existed; what was missing was rhythm. From 28 June to 25 August, against the equivalent previous period.

Best day of the period

That same day also set the period high for reactions. And it was the day TikTok and Instagram hit their own ceilings. This was not one lucky channel: all three spiked at once.

Reach and discovery · TikTok

Three videos
broke the ceiling.

20 videos since June. The account has a stable, predictable floor; what matters is how far the top three clear it. Every bar is measured against that median.

One video,
a third of the reach.

“Los pueblos más bonitos de Cádiz” took almost a third of everything TikTok saw in three months. A single piece, with no paid promotion, against the other nineteen.

Conversion and community · Instagram

Less reach,
more people who stay.

Instagram reaches three times less than TikTok and converts four times better. Channel size does not predict channel value. One system serves both pieces: the property card crops from feed to story without losing the grid, and the carousel closes on video.

Finding 01
TikTok does not capture, it exposes
It drives 26 % of reach and 2 % of new members. The content works; the step to the profile does not. That is a call-to-action problem, not a creative one.
Finding 02
Video performs better
On Instagram, 12 reels match the impressions of 18 posts. Shifting the mix towards video lifts reach without publishing more.
Finding 03
Mondays and Tuesdays, 8—10 pm
The group stats point to that window as the busiest, with Sunday close behind. The editorial calendar bends to the data, not the other way round.

Four channels, one conversation.
